The construction market in Illinois is centered around Chicagoland, which is home to all ten of the state’s largest projects and two-thirds of its population.
In Chicago, several major redevelopments are underway: a residential neighborhood is being built on a former rail yard, a casino is rising on the former site of the Chicago Tribune’s printing presses, and a quantum computing facility is under development at a former steel plant. Additionally, the LaSalle Street Corridor – home to Cumming Group’s Chicago office – has been rezoned to allow for office-to-residential conversions.
There are comparatively few projects outside of Chicagoland, mainly data centers popping up outside of the state’s smaller cities. Uncertainty around both the Trump administration’s trade policies and a lack of State funding for Chicago’s transit projects have muddied the outlook for the rest of the year but have so far not affected the timelines of any projects. This might change in the coming months, but things are so far holding steady. Spending in Illinois is set to reach about $36 billion over 2025, underpinned by major public infrastructure initiatives in the Chicago area and investment in data centers, manufacturing facilities, and healthcare projects across the State.
